How square footage changes the price

The same package costs more on a larger home because coverage, time on site, and photo count all go up. Essential Listing, for example:

Homes above 4,000 sf continue on the same ladder through 10,000 sf on the order page. That is why a “typical GTA photography price” without a size is not a real quote.

Aerial stills and video are add-ons on residential orders. Weather, daylight, and airspace still decide the day. All Big Picture 360 drone pilots are Transport Canada Advanced RPAS certified.

3D tours, interactive floor plans, and iGUIDE

The current residential immersive path is not a Matterport package on the order form. Agents choose:

  • Color-Coded + Interactive Floor Plan — from $349 (up to 1,000 sf): photography plus an interactive floor plan, fixtures, total area, and Home Report.
  • iGUIDE Edition — from $399 (up to 1,000 sf): photography plus a measured iGUIDE 3D tour, interactive floor plan, room measurements, and offline tour. iGUIDE hosting follows the project hosting terms (currently $55/year after the included period).

Floor plan add-ons on packages that do not already include them:

  • Color-coded PLUS 2D floor plan (fixtures, total area, Home Report): from $65 (size surcharge over 3,000 sf)
  • Textured 3D floor plan: from $145 as a paid add-on, or $80 as an upgrade from an included PLUS plan

Physical staging in the GTA often runs in the thousands per month. Virtual staging is the usual vacant-condo alternative when the budget will not support furniture.
